The Villa
Our luxury 4 bedroom, 3 bathroom villa accommodates up to 10 people plus baby/toddler. It has a fully screened south-facing, heatable pool with oversize sundeck and lanai area.
Location
Orlando Sunshine Villa is located in the quiet sub-division
of Countryside at Tuscan Ridge surrounded by orange groves
and a conservation area.
Situated on US Highway 27 just off Interstate 4 and US Highway
192, it is only 12 minutes to Disney World and ideally placed
for easy access to all the other major attractions central
Florida has to offer. Close to Tuscan Ridge you will find
supermarkets, shops, restaurants, pharmacy, etc. There are
many golf courses close by with "Champions Gate" golf course
just 5 minutes away.
Accommodation
The villa has over 2,000 sq ft of living area and, as you would expect, is fully air conditioned. All rooms have been decorated and furnished in a modern contemporary style with many upgrades throughout the house. The Living areas come with a 36" cable TV, which also has DVD/VCR, and the second room has 28" TV with Playstation 2.
There are two en-suite bedrooms, one has a king-size bed, the other queen-size. Both masters lead out onto the pool area. Bedrooms 3 and 4 are twin-bedded and share the third bathroom. All bedrooms are equipped with cable TV with DVD.
The fully equipped kitchen has also been upgraded and contains all the usual
mod-cons you would expect, plus a breakfast bar complete with bar stools. There are two dining areas, a breakfast nook as well as the formal dining area.
The south-facing pool is fully screened and has an oversized sundeck with luxury padded patio furniture, ideal for the sun lovers, but it also has 325 sq ft of lanai offering shade for when it gets a little too hot!
Facilities
The villa has had many upgrades. The Great room has a large screen TV/DVD/VCR (with DVDs) and a compact hi-fi. The kitchen has a full cooker, microwave, fridge-freezer with ice-maker, toaster, coffee-maker, etc. There is a utility room with washer and dryer complete with iron and ironing board for tackling those unglamorous but sometimes necessary jobs!
All bedrooms are equipped with TV/DVD and have cable channels. A telephone is provided and this allows FREE local calls as well as FREE long distance and International calls.
The pool has been fitted with a handrail to allow easy access and exit from the water. The pool is heatable and this is recommended for the months November to March, when it is an optional extra. A feature of the design of our villa is that the pool area is visible from most rooms in the house – this and the fact that all doors leading out to the pool are alarmed offer an excellent safety feature especially if you have small children.
All linen and towels are provided.

Additional Information
The rates are inclusive of all State taxes.
No security deposit is taken – instead an ADW (accidental
damage waiver) is charged. This is an insurance premium of
£40/$60 and covers all guests for the duration of your stay.
Pool heat (if required) is £80/$135 per week.
A deposit of £100/$170 per week is requested at booking,
the balance being payable 10 weeks before rental commences.
